Payment Terms



What are the Fees for the House and Lot?


Reservation Fee - it is an initial cash out that reserves your new home and during this reserved period your new home will be withdrawn from sales and it will not be subject to any price increases and is deductible to your processing fee. It is non-transferable and non-refundable. It is valid for 30 days from the date of reservation.
Processing Fee - used to pay for all legal, documentation needs, taxes, permits and other logistical support that is needed in order to transfer the house and lot to your name. It also includes a Fire Extinguisher.

When will I begin to pay for the processing fee?


You will begin to pay the processing fee 30 Days after paying the reservation fee.

When will I begin to pay my Amortization?


You will begin to pay for the amortization a month after the release of loan take-out. Also, Pag-Ibig Fund and Westville Homes Representative will inform you and will give you a copy of your schedule of Amortization and all documents of your loan to Pag-Ibig Fund.

How can payments be made for overseas buyers?


Our buyers, can open a checking account here in the Philippines and submit a post-dated checks under Wilern Realty Development Corp. of their payments. Another thing they can do, is straight deposit to our account in the Philippines.

How can I avail the Housing Loan of Pag-ibig?


As long as you are a good standing member of Pag-ibig and you already have a 24 months contribution, you can avail the housing loan. If you are not yet a member and you want to avail the loan, all you have to do is to submit your application form, give the requirements and pay the 24 months contribution.
For your loan process, all you have to do is provide our office all the requirements needed for your housing in Pag-ibig and we will the one to process all the documents to Pag-ibig office.

What are the Requirements in availing the housing loan?

  • 4 pcs. 1x1 ID picture with signature at the back
  • 2 valid Identifications (e.g. Postal ID, SSS ID, Driver's Lics.)
  • Tax Identification Number
  • Latest Community Tax Certificate & Photocopy of Passport (OFW)
  • Birth Certificate or Marriage Contract (Photocopy)
  • Proof of Billing (e.g. Water bill, Telephone Bill, Electric bill)
  • Proof of Income (CEC, Pay slip 2 months (certified true copy) ITR or BIR Form 2316, latest 24 mos. Remittances)
  • Mayor's Permit, Business Permit and DTI Registration current year if applicable
  • SPA for OFW (Notarized by the Consul/ Embassy)
  • MSVS- Membership Status Verification Slip for HDMF/PAG-IBIG
  • If married, spouse valid ID, Tin No. and SPA if necessary

What are the requirements for house construction of our unit for Non-Ready For Occupancy?


  • For In-house financing, construction will start 4 months before the full-payment of Equity.
  • For BANK Financing, construction will start 3 months before the full-payment of Equity.
  • For PAG-IBIG Financing, construction will start 4 months before the full-payment of Equity.
  • For SPOT Cash 1 month after full-payment of TCP.
  • However, for payment in terms, the construction will not start unless all requirements for IN-HOUSE and PAG-IBIG are not submitted.

How long is the construction of the unit?


  • The construction of a unit will by batch, one unit will take 4-6 months to complete.

Am I allowed to make, extension, renovation, alteration, modification, construction of gate?


Any improvements, alterations and renovations are allowed after the unit has been turned over to the buyer, provided that the following are submitted to the developer and financing institution if loaned, subject for approval:
  1. Building plan prepared, signed and sealed by Licensed Civil Engineer or Architect, IF APPLICABLE
  2. Bill of materials with specifications, IF APPLICABLE
  3. Structural computation of Design, IF APPLICABLE
  4. List of hire worker and authorized representative with 1x1 ID picture.
  5. Written request to developer and Financing institutions.
  6. f approved, cash bond.
  7. All changes made in the unit interior and exterior must have a written consent to the developer and financing institution.
  8. Alteration and modification on the design of the exterior of the unit is prohibited for the uniformity of the units.
  9. Any changes, alteration and modifications must be done after the unit has been turned over to the buyer.

When do we move in in our unit?


For Pag-ibig FInancing
  1. Release of Notice of Approval from Pag-Ibig.
  2. Signed Buyer's Report, House Acceptance (Developer & Pag-Ibig).
  3. Has Permit to Move-in from the developer.
  4. Water and electricity are installed.
  5. All permits, clearances and documents are obtained.

For In-house Financing
  1. Full payment of Equity and consistent payment of Processing Fee.
  2. Signed Buyer's Report, House Acceptance and Permit to Move-in from the developer.
  3. Water and electricity are installed.
  4. All permits, clearances and documents are obtained.
